Do you need help? Are you overwhelmed with what is involved with selling or buying Real Estate? Do you need a mortgage, advice or consulting?

To potential sellers:

I can and will market your home to sell. I bring many value added services. I always begin with several free services. First I meet the sellers either by phone or in person. After the initial meeting and feeling out period , call it a interview if you wish. I make an appointment with the seller to preview the home in question. This initial preview also includes a free market analysis and walk thru that can be considered a non official mini appraisal. I am afforded many tools and informational data to accomplish this evaluation of a property. The average seller does not have access to the information I have.

To me the Real Estate business is all about people. I take the time to know all potential clients. After all, selling a home can be a emotional event for some. After the initial on-site appointment a follow-up appointment is made to determine the next step. That step involves making a final decision in regards to marketing the property. If the seller decides to use the many services I provide, all the needed documents are prepared and signed by all parties involved. Prior to signing the documents a detail discussion determines the price. My marketing plan is shared with any and all processes involved with marketing the home. During the marketing period of 6 months, close communication a feedback is maintained with the client. During the period a evaluation is made in intervals of 2 months.

To Potential Buyers:

Buying a home can be quite difficult. I specialize in marketing property for sale and as I work with homes on the market I will on occasion work with potential buyers. However upon meeting a potential buyer I immediately pre screen the potential buyer with a quick series of questions. For many they questions fell invasive and nosey but they are questions that must have good honest answers. If you meet me be prepared to answer questions on your credit scores, income, debt to income ratio, the type of property you want to buy, the time you want to take to search and eventually close on a potential property.

If potential buyers can give affirmative answers to these questions from our initial meeting I take the buying process further. From there I provide a number of recourses for funding and financing. The buyer will then need to gather as much personal and financial information as possible for the lender they select. Communication between all parties involved is critical. The lend must provide a letter of pre qualification for the buyer so the process can continue. After the buyer have documented pre qualification the search for property can begin.

Most of the time the buyer does all the searches involved. Statistics now show 70 percent of buyers now start there search on the internet. As the buyer searches and finds potential properties the info is sent to me to evaluate the home by phone and the MLS. If the buyer finds properties that they like I am always available to make appointments to show potential properties to the buys. If the buyers selects the property I am always ready to make a offer. The buyers input is considered along with Comparables to the potential properties to reach good offer price. If the submitted offer is excepted we proceed to closing.
