It is a common misconception in Real Estate among buyers
on how buyers reps get paid. Buyers run from REALTORĀ? when
trying to buy a home because the think they have to pay them
a commission. Eventually after tiring of running round wasting
gas searching for their dream home, or spending countless hours
searching only looking at old out dated information, they come back to the
Real Estate practitioner. Once closed they realize a important
fact! The Buyers Rep gets compensated by the SELLERS PROCEEDS!
Yes that's right! The buyers side wages are paid from the seller
side.
Those that try to dig into the logic of it all can get confused.
Some buyers say since their money purchases the home and
all proceeds that go toward wages for the Real Estate practitioners
are being paid by them. Actually this is not the case. Because it
all boils down to who the money belongs to after the transaction.
Once the transaction occurs, the money moves from the buyer to
the seller. Therefore the money now belongs to the seller from the
purchase of the home.
Wages for the Reps are then cut out of the proceeds and distributed between
the Listing Agent who then get distributed to the Buyers Rep with the percentage that has been determined by the Listing Agent and their Seller .
So before you start looking for your home consider using a REALTORĀ? because they essentially work for you without a wage until a closing transaction takes place. The expertise and resources of a REALTORĀ? can save you lots of time and money.
